Just so that I can understand a little more clearly, are you configuring both the Floating IP and the new Route at the same time before syncing?

 

If so, try syncing just the floating IP configuration first, validate it's on the standby, then sync the routing change.

Thanks for replying, I have sussed it out... the self IP address of the non-floating interface, was deleted by my colleague... dont know why. But since I added the self-ip address the floating-group started working. Can you recommend a manual for LTM? I currently just google solutions, but I've not found an overall manual yet.
